Amenities & Accommodations

This home is air-conditioned: an A/C unit for downstairs and A/C unit for upstairs. The house is approximately 3200 square feet and sleeps 16.  (This maximum number cannot be exceeded.  Children of all ages, including babies and toddlers, count towards the 16-person limit.)  Contactless entry with unique code for each guest – no keys to pick up or drop off.  The first floor has one of the master bedrooms (with full bathroom) as well as a separate half bath for general use.

The home is located in the beautiful gated community of Emerald Island Resort. Guests will have full access to the resort amenities (see below).

Large private pool area with screened lanai includes 4 chaise lounges as well as a dining table and chairs. Free secure wired/wireless Internet. Fully equipped kitchen with Keurig coffee machine, microwave, full size oven, garbage disposal, full size refrigerator and freezer with ice maker, regular coffee maker, electric can opener, blender, toaster and dishwasher. Washer/dryer and iron/ironing board for your convenience. 2 baby high-chairs and 3 pack & plays for your use at no additional charge.

Five minutes away from the commercial district on Route 192 with many restaurants such as Bahama Breeze, Ford's Garage, Miller's Ale House, Manny's Chophouse, Chuy's, Cracker Barrel, TGI Fridays, as well as Target, Wal-Mart and Publix.

There are 7 bedrooms including 3 king master suites (with attached full bathrooms), two additional king-size bedrooms and two rooms with bunk beds. All rooms are themed with Disney.

Bedding, towels and beach towels are provided.  We also include a starter supply of toilet paper, paper towels, laundry/dishwasher detergent, trash bags, soap and shampoo.  

Non-smoking home.  No pets or parties are allowed.

During the winter months, pool heat can be requested at a fee of $30 per night.  The pool is professionally serviced weekly, with a child safety fence on the lanai to separate the pool area from the eating area.

Emerald Island Resort charges a $20 access fee per vehicle staying on the property.  The resort will collect the fee separately.

Rental Policies and Conditions

Payments Accepted: Credit Cards, Personal Checks, Certified Checks, Peer to Peer Payment, Bank Transfers.

1.  The guest booking the property must be at least 25 years of age. No exceptions.

2.  Check-in time is after 4 p.m. on the first day of the reservation and check-out time is before 10 a.m. on the last day of the reservation. No early check-in times and no late check-out times are permitted.

3.  PAYMENT TERMS & CANCELLATION. The total amount due, including the base rates, taxes, and additional fees (which may include pool heat) are displayed on the checkout webpage for the Vacation Rental. We require that 50% be paid at time of booking and the remaining 50% be paid no later than 30 days prior to your arrival.  Please review these amounts carefully. If you cancel more than 30 days prior to your arrival date, you will receive a full refund of amounts paid.  The booking is non-refundable at 30 days prior to your arrival.  If you cancel 30 days or less prior to your arrival date, you will not receive a refund of any amounts paid but may be offered the opportunity to reschedule your vacation within two years, at the discretion of Owner. 

4.  This vacation rental is a non-smoking house. No tobacco smoking, marijuana smoking or vaping may occur on or in the premises of the Vacation Rental.

5.  Trash rules:

     a. All trash must be placed in trash bags and put in the bin at the side of the house.

     b. Absolutely no loose trash can be put into the bin.

     c. There is NO recycling - all trash goes into a trash bag.

     d. After dropping the bag into the bin, secure the lid down by hooking the bungee cord through the small hole in the lid; this is to prevent critters from getting into the bin and tearing up the trash bag.

     e. Bags of trash will be removed daily by the trash valet service as long as there is no loose trash in the bin.

     f. NO trash is allowed on the ground outside of the trash bins.

     g. Overflow trash can be taken to the trash compactor as noted in the Vacation Rental handbook and map.

6.  No pets are allowed.

7.  Two parking spaces are provided in the driveway of the Vacation Rental.

8.  If additional parking is needed, cars may park on the “even” side of the street during even months (i.e. front of the house in Feb, Apr, etc.) and the “odd” side of the street during odd months (i.e. across the street in Jan, Mar, etc.). This property is on the “even” side of the street.

9.  This vacation rental contains an outdoor pool and hot tub for use by guests. The child safety fence must remain in place and cannot be removed.

10.  The Community quiet hours begin at 11 p.m. and continue until 7 a.m.

11. Parties are not allowed.

12. Fireworks and fires of any type are not allowed.

13. For each vehicle staying on the property, Emerald Island Resort charges a $20 resort access fee. The resort will collect these fees separately.
